Two Rivers is a large master-planned community north of Tampa, located off State Road 56 between Morris Bridge Road and U.S. 301 in Zephyrhills, Florida, near Wesley Chapel. Buyers can compare multiple villages, home types, builders, and amenity packages while watching several planned additions take shape around the community.

The official Two Rivers home guide describes 13 villages and 11 participating builders. The current builder lineup includes Casa Fresca, D.R. Horton, Homes by WestBay, Lennar, M/I Homes, Meritage Homes, Park Square Homes, Perry Homes, Pulte Homes, Taylor Morrison, and William Ryan Homes.
Current offerings include one- and two-story single-family homes, townhomes, and villas. Two Rivers says prices presently range from the mid-$300s to more than $1 million. That creates choices across a broad price spectrum, although actual affordability depends on the base price, lot premium, design upgrades, interest rate, HOA assessment, CDD charge, insurance, and taxes.
Lot sizes, floor plans, completion dates, and incentives vary by builder and village. Buyers should compare the full ownership cost and confirm which features are included before relying on an advertised starting price.
Two Rivers has more than 10 miles of trails and small parks listed as community-wide features. Other amenities depend on the village and its HOA or community development district.
The Nest is open for residents of Archer, Fieldcrest, Ackley, and Creekwood. The official community site lists a clubhouse, lap and resort-style pools, cabanas, green space, a playground, pickleball courts, and dog parks.
Northwater and Childers have their own recreation facilities and access rules. A home in one village does not automatically include access to every amenity elsewhere in Two Rivers.
The Landing at Two Rivers is described as a private social club for eligible villages, with wellness and fitness spaces, racket sports, aquatic facilities, childrenâs areas, events, and planned dining. The community explains that The Landing is privately owned and separate from the HOAs and CDDs. Buyers should confirm whether access is included with a particular home and ask about initiation fees, annual dues, opening phases, and operating rules. The cover image, sourced from The Landing brochure, is a conceptual rendering of the planned club. Final facilities and designs may change.
The official Two Rivers location guide says a public Kâ8 school is planned on the north side of State Road 56 next to Northwater. Pasco County Schools has also identified a Two Rivers Kâ8 project in its capital planning documents.
The school should still be treated as planned until the district publishes a confirmed opening date, attendance boundaries, programs, and enrollment procedures. School zoning can change, so buyers should verify the assigned schools directly with Pasco County Schools before purchasing.
A Pasco County development application has been filed for a Publix at Two Rivers along State Road 56. The application describes a new grocery store and related retail space, but the permit record reviewed for this article was still in the application and review process. That means the future Publix should not be presented as open or given a firm opening date yet.
For current grocery needs, the official Two Rivers site identifies Publix at The Shoppes at New Tampa as the nearest Publix. Future retail inside the larger development may improve convenience as permits are completed and stores open.
Pasco County approved an expanded development plan that includes space for a proposed 35-acre recreational water and surf park within the larger Two Rivers development. The approval allows the project to move forward through additional planning, permitting, financing, and construction steps.
The surf and water park is an exciting possibility, but it is not open and this article does not claim a firm completion date. Buyers should follow Pasco County records and official developer announcements for the final design, construction timeline, admission model, and opening date.
Planning documents for the broader Two Rivers area include additional residential, retail, office, hotel, recreation, and public-service uses. Earlier community materials also describe future park and school sites. These plans suggest a much larger mixed-use destination over time, but individual components may change before construction.
The safest way to evaluate a purchase is to separate what is open today from what is approved, permitted, under construction, or still conceptual.
Each village has an HOA assessment, and the amount varies based on landscaping, maintenance, and the amenities connected to that village. Two Rivers also includes multiple CDD areas. Buyers should request the current HOA budget, assessment schedule, CDD information, and private-club charges for the specific property under consideration.
